How much does a structural engineer cost?

Structural engineer fees vary because the engineering problem varies. A single beam calculation for a straightforward wall opening is a different appointment from designing the structure for a two-storey extension, loft conversion or heavily altered home.

The useful question is not just how much does a structural engineer cost? It is what engineering work does this project actually need?

What usually affects the fee?

1. The number of structural elements

One beam is a smaller task than a project involving multiple beams, posts, foundations, roof changes, new floors and complex load paths.

2. The existing building

Older, altered or poorly documented buildings can need more investigation because the engineer has fewer reliable assumptions to work from.

3. Site visits and investigation

Some projects can be designed from good measured information and photographs. Others need a site visit, opening-up or additional information before the engineer can design with confidence.

4. Foundations and ground conditions

Extensions, retaining structures and unusual sites can create more foundation design work than a simple internal alteration.

5. Coordination with the architectural design

The cheapest structural solution on paper is not always the best architectural solution. Beam depth, post position and support locations can affect ceilings, openings and room layouts, so coordination can be valuable.

What should a structural engineer quote include?

  • which structural elements are being designed;
  • whether a site visit is included;
  • calculations and drawings or sketches;
  • assumptions about the existing building;
  • whether revisions are included;
  • whether additional inspections or construction-stage support are included;
  • any work explicitly excluded from the appointment.

Do structural engineer fees include Building Regulations?

Not necessarily. The engineer provides the structural design and calculations within their appointment. Building Regulations drawings and the wider architectural technical package can be separate work, even though the information needs to coordinate.

See Structural Engineering & Calculations and Building Regulations & Technical Design.

When does a homeowner typically need one?

  • removing or widening a load-bearing wall;
  • creating large openings for an extension;
  • converting a loft;
  • altering floors or roofs;
  • designing new foundations or retaining structures;
  • dealing with unusual structural conditions.

The useful way to compare structural fees

Compare the scope, not just the total. Two fees can look different because one includes site investigation, drawings, revisions or coordination that the other excludes.
